Active listings at their lowest level in seven years; Growth continues in condo sales, contracts, and median price
Rockville, MD – (August 10, 2012) – The following analysis of the Washington, D.C. Metro Area housing market has been prepared by RealEstate Business Intelligence (RBI), and is based on July 2012 MRIS housing data.

OVERVIEW
The shrinking inventory of homes for sale continues to play a major role in the Washington DC Metro Area housing market, though median price and sales growth has slowed. The total inventory of active listings is the lowest of any month since August 2005. The limited quantity of homes for sale is causing the median days-on-market to decrease (currently at 23 days, lowest July-level since 2005), and the sale-to-list price ratio to rise (currently at 96.3 percent, highest July-level since 2006). Sales and median price growth have slowed from the spring; however both are higher than this time last year. The condo market continues to strengthen, posting the highest year-over-year increases of all residential property segments in sales, new contracts, and median sale price.
CLOSED SALES
Sales are up from last year, down from last month; condo market continues to lead growth. There were 4,164 sales in July in the DC Metro Area, a 5.1 percent increase from July 2011, and the fourth consecutive year-over-year gain. The number of July sales is 10.7 percent lower than last month, which is in line with the 10-year average June to July change of -9.5 percent. Detached home sales are up 3.4 percent from this time last year, and townhome sales rose 1.9 percent. The condo market leads in growth for the second straight month, with sales up 12.7 percent from July 2011. All property segments recorded their highest July sales level in three years.

An Amazon Locker in a New York City grocery store. The online retailer has opened at least 50 self-service pickupstations in a few U.S. cities.
Amazon.com Inc. AMZN -0.42%is doubling down to combat a problem that has long bedeviled online retailers: failed package delivery.
The Web giant has quietly installed large metal cabinets—or Amazon Lockers—in grocery, convenience and drugstore outlets that function like virtual doormen, accepting packages for customers for a later pickup.
Amazon began putting lockers in Seattle, New York state and near Washington, D.C., about a year ago.
And the company is now ramping up the service.
In the past few weeks, Amazon has opened its first lockers sites in the San Francisco Bay area.
By adding the lockers, Amazon is addressing the concerns of some urban apartment dwellers who fear they'll miss a delivery or have their items stolen from their doorstep. Amazon is also taking on some of its rivals who are shipping to appointed sites, such as other retailers or United Parcel Service Inc. UPS -0.18%stores.
"The home-delivery challenge has always been an issue for e-commerce in Europe and Japan, and is growing in the U.S., especially as thieves have moved into the game," said Fiona Dias, chief strategy officer for ShopRunner, which facilitates two-day delivery at about 60 retailers.
"It's easy to follow a UPS truck around and steal packages from doorsteps."
Amazon is borrowing a tactic from traditional retailers, like Wal-Mart Stores Inc. WMT -0.36%and Best Buy Co.,BBY +11.76%that have added pickup sites so that online customers can stop by a store to get their merchandise.

Lowest Home Loan Rates In The History Of 30-Year Mortgages
Mortgage rates sank to new lows this week as fears about a U.S. economic slowdown and the impact of the European debt crisis continue to make Treasuries and bonds that fund most mortgages look like safe bets to investors.
Rates on 30-year fixed-rate mortgage (FRM) averaged 3.62 percent with an average 0.8 point for the week ending July 5, down from 3.66 percent last week and 4.60 percent a year ago, Freddie Mac said in releasing the results of its Primary Mortgage Market Survey. That's a new all-time low in Freddie Mac records dating to 1971.
For 15-year fixed-rate mortgages, rates averaged 2.89 percent with an average 0.7 point, down from 2.94 percent last week and 3.75 percent a year ago. That's also an all-time low in records dating to 1991.
Rates on 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) loans averaged 2.79 percent, with an average 0.6 point, unchanged from last week but down from 3.30 percent a year ago. Rates on five-year ARM loans hit an all-time low in records dating to 2005 of 2.77 percent during the week ending June 21.
For 1-year Treasury-indexed ARMs, rates averaged 2.68 percent with an average 0.5 point, down from 2.74 percent last week and 3.01 percent a year ago. That's a new all-time low in records dating to 1984.
"Recent economic data releases of less consumer spending and a contraction in the manufacturing industry drove long-term Treasury bond yields lower over the week and allowed fixed mortgage rates to hit new all-time record lows," said Freddie Mac's chief economist, Frank Nothaft, in a statement.
